Calgary’s resale housing market has shown some interesting contrasts lately. While overall resales dipped 16% year-over-year, the luxury segment—homes priced at $1.5 million and above—actually saw sales rise by 53% through mid-Q3. That’s a clear signal of confidence among high-end buyers, even as the broader market cools. For most buyers, the $500K–$650K range remains the most active, still offering opportunities for semi-detached and single-family homes. This steady demand continues to drive move-up activity, a trend I often see firsthand with clients re-evaluating their options.
Multi-family properties—especially new apartments and townhomes—have seen more supply come online, pushing apartment condo sales down 26% and benchmark prices down 8%. Despite these shifts, Calgary’s aggregate benchmark price edged up 1% to around $570,000, with total supply up 17% recently.
Looking ahead, some experts anticipate a middle-market rebound as buyers who’ve been waiting on the sidelines re-enter the market—especially now that the referendum is behind us. As always, I focus on helping clients understand how these market shifts affect their financing options, property searches, and long-term real estate goals. Staying informed and making data-driven decisions is key in a dynamic market like Calgary’s.
