Alberta New Home Warranty Basics

Understanding Alberta’s new home warranty is a key step for anyone buying, selling, or investing in our market. Since February 1, 2014, every new home in Alberta must have warranty coverage that stays with the property—not just the first owner. That warranty starts as soon as you take occupancy, get permission to occupy, or title transfers, whichever comes first. Since December 1, 2017, builders also need to hold a valid active licence. Seven warranty providers currently operate in Alberta, and municipalities confirm both builder licensing and warranty coverage before approving permits. If you’re considering a home built after February 1, 2014, know that it cannot be sold or even listed until the warranty is registered. As a REALTOR® and mortgage expert, I always remind clients to verify coverage before making any moves—buyers and agents can easily check details in the property registry for both homes and builders. Protecting your investment starts with understanding the rules and making sure every box is checked. My goal is to ensure you’re not just excited about your next property, but also confident in the process and protected for the long run.
