Calgary’s detached home prices are showing some interesting shifts this year. The city overall saw a 1.09% year-over-year decrease for detached homes, but the northeast stands out with a more pronounced 6.44% drop. North and East Calgary also trended down, while both West Calgary and the city centre bucked the trend with price increases. On the condo side, apartment prices slipped by 8.18%, whereas semi-detached homes actually edged up by 0.98%.
As someone who’s passionate about helping buyers and investors decode these numbers, I always remind clients: real estate is hyper-local, and every neighbourhood tells its own story. Whether you’re considering your first purchase or fine-tuning your property portfolio, understanding both the data and the financing landscape is key. My approach blends market analytics with practical mortgage strategies so you can make informed, confident decisions—no matter which part of Calgary you’re exploring.
